Before you convert

Is my statement uploaded anywhere?

No. The conversion runs inside this browser tab — the parser is compiled to WebAssembly and loaded into the page. Your statement is never sent to a server, and closing the tab is the end of it.

How does this help with IRS Schedule E taxes?

Instead of manually combing through hundreds of bank statement lines, statement2sheets exports clean Excel or CSV rows with dates, descriptions, and signed amounts. You can add a Category column to filter and sum expenses matching each Schedule E line item.

Can I track multiple rental properties?

Yes. Drop in statements from dedicated bank accounts for each property, or convert statements from a shared account and add a Property column (e.g. "Unit 1", "Elm Street") to pivot totals by unit.

How do I handle mortgage payments?

Mortgage payments consist of deductible interest/taxes and non-deductible principal reduction. Having transactions in a spreadsheet lets you easily split mortgage payments using your annual Form 1098.

Will a scanned or photographed statement work?

Not yet. The parser reads the text inside a PDF, and a scan is only a picture of text. Statements downloaded from online banking almost always have that text layer and convert normally.

Do I need expensive property management software?

No. Many independent landlords managing 1 to 10 doors prefer a dedicated bank account and a clean spreadsheet over paying $30 to $100 per month for complex property management software.
